What leasing options are available?
We are currently offering 6-12 month leases. Leases shorter than 12 months come with a monthly premium.
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
Applicants must provide proof of identity and income and are subject to criminal background and credit screening.
Can I apply online?
Yes! Right on our website.
What fees/deposits are due upon applying? Moving in?
Our application fee is $25 per applicant 18 years of age and older. Upon application approval, an amenity fee of $250 and security deposit is due within 72 hours. Your security deposit is dependant on credit screening and starts at $500 and can go up to one months rent. At move in, prorated rent will be due along with any applicable pet fees and utilities.
Do I have to pay first & last month's rent?
No, rent is prorated at move in.
When is rent due and how can I make my rent payment?
Rent is due on the first of each month, with a grace period through the 5th with no late fees. Rent can be paid with a direct debit from your bank account, debit or credit card via your online Resident Portal, or with check or money order at our office.
Is there a late fee for overdue payments? Is there a grace period?
Yes. If rent is not paid in full by the 5th, a late fee of 5% applies.
Is renter's insurance required?
Our community requires residents to carry Liability Insurance of $100,000 through the duration of their residency. In addition, residents are strongly encouraged to obtain Personal Property Insurance through the duration of their residency since they are not covered by the community’s insurance policy.
What utilities are NOT included in the rent?
No Utilities are included in the rent. Resident is responsible for Trash, Water and Electric. Cable, Internet and Telephone are available but optional.
What costs are not included in the rent?

What is the average cost for utilities each month?
Electric is based on usage billed by the local utility provider. Trash is billed by the property at a flat rate of $28/month, Water is billed by the property at a flat rate based on the number of bathrooms the apartment has. The 1 BR 1 BA is $35/month, 1 BR 1.5 BA is $45/month, 2 BR 2 BA is $55/month.
Are corporate rentals available?
No.
What happens if I need to move out before my lease expires?
If you need to move out before your lease ends, we have a termination clause in our lease. You are required to give a 45 day written notice to vacate and pay a termination fee equal to one months rent.
What are the hours of your Leasing Center?
Monday - Friday 8:00 am - 5:00 pm, Saturday & Sunday: Closed
What are the hours for the fitness center?
24-hours
Do apartments have dishwashers?
Yes, each home will have a dishwasher.
Are stoves gas or electric?
Our stoves are electric.
Do kitchen sinks have a garbage disposal?
Yes, kitchen sinks have garbage disposals.
Is there a bathtub or just a shower? Are they together or separate?
Each apartment home includes at least one combination bathtub and shower.
What property amenities are included?
Our community offers a variety of amenities including a swimming pool, on site fitness center, two dog parks, putting green, fire pit, park grills and picnic areas, playground.
How do I reserve community amenities?
No
Does this community have a pest control service?
Yes, pest control services are provided to all residents.
Are BBQ grills available year round? What kind of grills do you have?
Yes, we have 5 charcoal grills located throughout the community.
Are concierge services available?
No, we do not offer concierge services.
Are there restrictions for what can be put on balconies or patios?
Yes, there are restrictions on what can be placed on patios and balconies.

What is the smoking policy?
All interior areas including inside apartments and all amenity areas are 100% Smoke Free. Smoking is only permitted at least 25 feet away from buildings in designated smoking areas.

Do you allow pets? What is the pet policy?
We warmly welcome cats and dogs! There is a limit of 2 pets per apartment. We do not have any weight restrictions, but do have breed restrictions for dogs. There is a one time pet fee of $250 per pet and a monthly pet rent of $35 per pet.
What is the parking situation?
We have open parking for residents and guests.
What is the policy for snow removal?
The community takes care of all snow removal. Plowing of the parking lots begins with 2" of snow and continues until they are cleared. Sidewalks, breezeway and stairs are shoveled starting as soon as safely possible after the snow stops falling.
What is the procedure for moving out?
We require a 45 day notice of your intent to move out of your apartment. Once you give us that notice, we will explain all of the move out procedures to ensure a smooth transition.
